What is a Fire Door Inspection?

A fire door inspection is a vital fire protection measure that includes examining and assessing all aspects of fire doors, from the frame to the hinges to ensure that they are compliant with fire safety regulations, and function correctly in the event of a fire.

Why are Fire Door Inspections Important?

Fire doors play a very important part in Health and Safety within buildings, as they’re designed to limit the impacts of fires, offering enough time for evacuations and emergency service response.

Fire door inspections are significant in ensuring that all your fire doors are working efficiently in the event of a fire. If your fire doors aren’t fully functioning, then it can be extremely costly for your business and potentially life-threatening for any individuals in the building during a fire, as any damage to your fire door, gaps in the seals or any modifications could lead to the destruction of valuable items or potentially death.

Having your fire doors inspected can help to prevent this outcome, as any issues identified with your fire door can be quickly addressed and resolved.

What’s Typically Included in a Fire Door Inspection?

Our fire door inspections include a comprehensive audit of all essential components, including:

Door leaf & Frame

The door leaf is what opens and closes a fire door. During a fire door inspection these will be checked for any signs of damage such as warping, dents or cracks as this can impact on the fire door’s ability to contain a fire and prevent smoke spread.

The structure of the door frame on a fire door is important to ensure the door is effective and doesn’t collapse or warp in the event of a fire. During a fire door inspection, we ensure doors are securely attached to the wall with no signs of damage.

Signage

Fire door signage will be checked to ensure it is visible and legible, and in the correct location. Fire doors should also have a label to indicate the door’s resistance and that it has been tested.

Gaps

If a fire door gap is too large it can allow smoke and fire to spread. Whereas if the gap is too small, it could prevent the door from closing. In the UK, it’s typically recommended the gap size is 2 mm-4 mm for the sides of the fire door, and up to 8 mm for the bottom.

Intumescent and smoke seals

Intumescent and smoke seals prevent the spread of fire and smoke by expanding to close any gaps around a fire door when exposed to heat. Over time they can degrade or get damaged from general everyday use. During an inspection they will be checked for cracks, detachment or other factors which may impact the effectiveness of the seal.

Ironmongery

Ironmongery is the hardware of a fire door such as hinges, locks, handles and door closers. They must all carry a CE mark which confirms the product meets legal safety standards. During a fire door inspection, the installation, function and condition of the ironmongery is checked, ensuring all screws are firmly intact and intumescent pads are fitted under hinges.

Glazing

Damage to the glazing on a fire door can impact its ability to contain fire and smoke. Whilst not every fire door will have glazing, those that do need checking for any damage that can impact its ability to contain a fire.

Is Fire Door Testing Mandatory?

Your fire doors should be inspected at least every 6-12 months. It’s also a legal requirement for businesses to have fully functioning fire doors installed that are always maintained.

Having fire door inspections completed on a 6-monthly basis is the most effective way of determining whether your fire door is fully operative. Since the Regulatory Fire Reform is in place for all commercial buildings but not for residential buildings, it means your business must have fire doors installed, maintained, and inspected.

Where Are Fire Door Inspections Required?

Where there is a fire door installed, inspections will be required, and where fire doors are required will vary across different sectors, as each building has its own risks and regulations.

Domestic

In domestic properties, houses with an integral garage which leads to the house must have a fire door. These doors must be inspected to ensure they provide effective protection between the garage and living spaces, as typically flammable materials and fluids are stored here, and can pose a higher risk of fire.

Homes that are over three levels must have fire doors on each room leading to a stairwell, and these doors must be routinely inspected to confirm they remain compliant.

For flats, apartments, and Houses in Multiple Occupation (HMOs), regular fire door inspections are critical. Entrance doors to individual units, doors between communal areas and stairwells, and those protecting riser cupboards and electrical rooms must be inspected to ensure they close properly, latch securely, and have no damage or tampering that could compromise their performance.

Commercial

In commercial buildings such as offices, fire doors must be inspected at key locations including escape routes, stairwells, lift lobbies, and corridors. These inspections confirm the doors function correctly during an emergency and are free from damage or obstructions.

Partitioned office areas also require fire-rated doors to create compartments that will prevent fires from spreading to other areas. Inspectors must check these doors are correctly installed, self-closing, and maintained to prevent fire from spreading. High-risk rooms, such as server rooms or where hazardous material is stored, require fire doors and regular inspections due to the increased fire risk.

Retail & Hospitality

Retail and hospitality environments are high-traffic, high-risk areas where the functionality of fire doors is vital. Inspections are required on doors protecting fire escape routes, corridors, and stockrooms where hazardous materials are often stored.

In restaurants and hotels, fire doors in kitchens and laundry areas must be inspected regularly to address the elevated fire risk. Guest room doors in hotels, typically required to be fire-rated, should be checked to confirm whether they close and latch fully, maintaining a safe compartment in case of fire during the night when guests are sleeping.

Educational

Fire doors in educational facilities like schools, colleges and universities protect large groups of students and staff, often in complex building layouts. Fire doors are required for classroom doors opening into corridors and it’s important they are regularly inspected to ensure they preserve escape routes in case of fire.

Stairwell and corridor fire doors must also be checked regularly to confirm they open and close correctly, with clear signage and no obstruction. Additionally, doors that separate different school wings or protect server and storage rooms must be inspected. This ensures fires are effectively compartmentalised in the event of one, and evacuation routes are maintained.

Healthcare

In healthcare environments such as hospitals, clinics, and care homes, fire door inspections are especially critical due to the presence of vulnerable individuals who may be unable to evacuate quickly.

Bedroom doors in care homes are often FD30 or FD60 rated and must be checked for proper seals, closers, and hardware to meet fire safety standards. Fire doors protecting treatment rooms, operating theatres, laundry rooms, kitchens, and evacuation routes must be inspected frequently to ensure their performance is not compromised, and that they support phased evacuation strategies effectively.

Industrial

Industrial sites such as factories, warehouses, and manufacturing facilities contain a mix of hazardous materials, complex machinery, and open-plan layouts—all of which heighten the importance of fire door inspections.

Fire doors are required between production areas and office spaces to protect workers and restrict fire spread, as well as fire doors protecting storage spaces that hold flammable materials. Boiler and generator rooms must also have properly functioning fire doors, and all escape routes should be inspected to ensure they remain protected and accessible under emergency conditions.

Who is Responsible for Ensuring Fire Doors are Inspected?

Under fire safety laws, such as the Regulatory Reform (Fire Safety) Order 2005 in England and Wales, the Responsible Person is legally required to ensure that fire safety measures, including fire door inspections, are carried out. The responsible person can include:

  • Employers in the workplace
  • Landlords, building owners or building managers
  • The person in control of the premises such as facilities managers and managing agents
  • Risk assessors

The responsible person must ensure fire doors are installed correctly and meet regulations, are regularly inspected and any defects are repaired promptly.
