Where Are Fire Doors Required?
Where fire doors are required will vary across different sectors, as each building has its own risks and regulations.
Domestic Fire Door Regulations
In domestic properties, houses with an integral garage which leads to the house must have a fire door between the garage and living spaces, as typically flammable materials and fluids are stored here, and can pose a higher risk of fire.
Homes that are over three levels must have fire doors on each room leading to a stairwell.
For flats, apartments, and Houses in Multiple Occupation (HMOs), entrance doors to individual units, doors between communal areas and stairwells, and those protecting riser cupboards and electrical rooms must be fire doors.

Commercial Fire Door Regulations
In commercial buildings such as offices, fire doors must be installed at key locations including escape routes, stairwells, lift lobbies, and corridors.
Partitioned office areas also require fire-rated doors to create compartments that will prevent fires from spreading to other areas. High-risk rooms, such as server rooms or where hazardous material is stored, also require fire doors.
Retail & Hospitality
Retail and hospitality environments are high-traffic, high-risk areas where the fire doors are vital. Typically fire doors will be required on fire escape routes, corridors, and stockrooms where hazardous materials are often stored.
In restaurants and hotels, fire doors are required in kitchens and laundry due to the elevated fire risk. Guest room doors in hotels, are typically required to be fire-rated, maintaining a safe compartment in case of fire during the night when guests are sleeping.
Educational
Fire doors in educational facilities like schools, colleges and universities are vital to protect large groups of students and staff, often in complex building layouts.
Stairwell and corridor doors must also be fire rated, with clear signage and no obstruction. Additionally, doors that separate different school wings or protect server and storage rooms must be fire rated. This ensures fires are effectively compartmentalised in the event of one, and evacuation routes are maintained.
Healthcare
In healthcare environments such as hospitals, clinics, and care homes, fire doors are especially critical due to the presence of vulnerable individuals who may be unable to evacuate quickly.
Bedroom doors in care homes are often FD30 or FD60 rated and must feature proper seals, closers, and hardware to meet fire safety standards. Fire doors protecting treatment rooms, operating theatres, laundry rooms, kitchens, and evacuation routes must be fire rated to support evacuation strategies effectively.
Industrial
Industrial sites such as factories, warehouses, and manufacturing facilities contain a mix of hazardous materials, complex machinery, and open-plan layouts, all of which heighten the importance of fire rated doors.
Fire doors are required between production areas and office spaces to protect workers and restrict fire spread, as well as fire doors protecting storage spaces that hold flammable materials. Boiler and generator rooms must also have properly functioning fire doors.
